Successfully letting more properties than our rivals
All letting agents will make claims that they are good at getting properties let. However, can they prove that they consistently out perform their rivals?
Over the last 12 months, we have achieved the highest number of ‘let’ properties in Coventry. The property website Rightmove allows letting agents to compare their performance against their competitors. Read on below to find why Coventry landlords are choosing Merrick Binch lettings to help them find a tenant and keep their properties safe.
Superior marketing to get landlords the very best rent
We believe that superior marketing of your rental property will achieve the best rent, get you the very best tenants, and achieve all this in the quickest time.
We are passionate about taking the correct wide angled lens photography, writing the correct property descriptions, and staging the home to look its best when showing the property.
All of our properties are listed on the Rightmove website until a tenant is found, and you will receive the most eye catching ‘To Let’ board available.
Your own lettings expert from start to finish
When dealing with usual letting agents you will often deal with a different member of staff every time you contact the office.
With Merrick Binch you will have your own lettings expert from the initial valuation appointment through to the day your tenants move in, and then beyond if you choose our fully managed service. Your lettings expert will take total responsibility to get your property let, as well as knowing all the legal aspects of being a landlord to make sure you are protected. Merrick Binch lettings experts only deal with the rental market so you can rest assured that your needs will be taken care of.
Stringent tenant referencing process to ensure only the very best tenants for your properties
We understand that receiving your rent is the most important factor in being a landlord. You may have a Buy to Let mortgage to pay, or need the rent as a regular monthly income. We also understand the stress and potential loss of income when trying to evict a bad tenant.
With this in mind, we will undertake the most stringent referencing process as possible to help landlords choose only the best tenants for their properties. This includes;
ID check and proof of residency check
Credit file check
Employers reference
Previous landlords reference
Character reference
Affordability check
Consumer peace of mind. The Property Redress Scheme
By law, letting agents are required to join a government authorised consumer redress scheme. The purpose of this is to give consumers of the letting agent an escalated complaints procedure if they are unhappy with how their complaint has been dealt with by the agent.
Consumer protection is of utmost importance to the directors and staff of Merrick Binch. This is why we are members of the Property Redress Scheme. Our membership number is PRS001405.
The Property Redress Scheme is independent and impartial and has a rigorous code of practice. The PRS can listen to any complaints and award binding financial compensation with the expense and hassle of having to go through the courts. The team at Merrick Binch are regularly trained on the PRS code of practice to ensure you are getting the very best advice and service at all times.
Choice of Let Only, Fully Managed, or something in between
Most letting agents have very rigid services in place. Our research has found that landlords’ needs can differ massively depending on their experience and size of property portfolio.
We offer the traditional lettings services of ‘Let Only’ and ‘Fully Managed’. However, we can personally tailor these services to your requirements. Just let us know what is important to you, and we will design the level of service to suit you.
Total peace of mind with our Fully Managed Service
Apart from your own home, your investment properties will probably be your largest and most valuable assets. We want them to stay that way. It starts with choosing the right tenants in the first place, but is then consolidated by choosing our Fully Managed service. We will:
Collect a security deposit to the equivalent of one month’s rent plus £200.
Undertake a detailed and professional inventory. The inventories are done by using a state of the art software system loaded on a tablet that time stamps all photos and text making deposit disputes unlikely at the point of the tenants checking out.
Inspect the property after the first 3 months of the tenancy, and then on a quarterly basis thereafter. Copies of the inspection reports will be sent to the landlords.
Collect the rent on behalf of the landlord and chase any late payments or arrears.
Notify all utility companies and the local authority that your tenants have moved in. We also take the meter readings at the point of moving in, and also when they eventually vacate the property.
Hassle free property management. We understand that your time really matters. Therefore we will take care of any maintenance issues that may arise from time to time. We have a team of approved insured tradesmen that can deal with the smallest or largest of maintenance jobs. Of course we will always get your approval of the cost of undertaking a repair before any work is carried out.
Free rent guarantee and legal protection. This free policy gives the landlord total peace of mind in the event of the tenant not making their rent payments. If the tenant misses a payment, the rent will continue to be paid until vacant possession is obtained- regardless of when a claim is made during the assured shorthold tenancy agreement. In the event of a claim, at no extra cost, their solicitors can serve the Section 8 and 21 notices. They will cover up to £50,000 total rent payment per claim. Legal Expenses cover is up to £100,000 to gain vacant possession.
